The main grants at a glance
| Grant | Who it's for | Typical basis |
|---|---|---|
| Family Grant | Families buying resale flats | Household income ceiling applies |
| Enhanced CPF Housing Grant (EHG) | Lower/middle income first-timer households | Scales down as income rises |
| Proximity Housing Grant (PHG) | Buying near or with parents/children | No income ceiling |
| Singles Grant | Eligible single buyers | Lower income ceiling, smaller quantum than family grants |
Grants can often stack
Many eligible first-timer families can combine the Family Grant, EHG and Proximity Housing Grant on the same resale purchase, which is why it's worth checking every grant rather than assuming you only qualify for one.
Your HFE letter will show your indicative grant eligibility across all schemes at once — always check it rather than relying on general guides, since exact quantums and income ceilings are periodically revised.
First-timer priority
Most of the larger grants are reserved for first-timer applicants (this is a defined HDB status, not simply "never owned property" — check the precise conditions). Second-timers have access to a narrower set of grants and generally at reduced quantums.
