The core idea
The Proximity Housing Grant (PHG) rewards buying a resale flat to live with or near your parents or married children, encouraging multi-generational proximity. Unlike the Family Grant and EHG, PHG has no household income ceiling, making it accessible to a much wider range of buyers.
The distance rule
To qualify for the "living near" tier, your flat generally needs to be within about 4km of your parents'/children's registered address. A higher grant quantum applies if you're living together in the same flat rather than merely nearby — check the current published amounts for each tier.
Measure the actual distance between the two addresses before you commit to a flat — "nearby" in everyday terms and HDB's defined radius don't always match, and being just outside the boundary means losing the grant entirely.
Stacking with other grants
PHG can typically be combined with the Family Grant and EHG on the same resale purchase for eligible households, and because it has no income ceiling, higher-income households who don't qualify for the other two can still benefit from PHG alone.
