Adjust for what makes your unit different
- Floor level and unit facing (higher floors and better views typically command a premium).
- Renovation condition — a recently renovated flat can justify a higher asking price than a dated one nearby.
- Remaining lease — shorter leases generally reduce buyer financing options and pull valuations down.
- Proximity to MRT, schools and amenities relative to other transacted units in your comparison set.
Understand how COV affects your asking strategy
Your asking price and the eventual HDB valuation are two different things — buyers care about the valuation because it caps their loan/CPF usage. Pricing too far above what a valuer is likely to assess risks scaring off buyers who can't cover a large COV in cash.
If your flat has genuinely unique features (rare corner unit, unusually large layout), be prepared to justify a premium with specific comparable evidence rather than a general "it's special" argument — buyers and their agents will push back otherwise.
