Selling without an agent

HDB's resale process doesn't require an agent — you can list, negotiate, and submit the resale application yourself. This saves commission (typically negotiated as a percentage of sale price when using an agent) but means you handle marketing, viewings, negotiation and paperwork personally.

What a good agent adds

  • Market knowledge — recent comparable transactions and realistic pricing guidance.
  • Marketing reach — listing exposure and buyer network.
  • Negotiation buffer — a third party can sometimes de-escalate price discussions more effectively than the seller directly.
  • Paperwork handling — guiding you through HDB's resale application requirements.
Tip

If you do engage an agent, confirm the commission rate and scope of service in writing upfront, and check they're a registered property agent with the Council for Estate Agencies (CEA).

A middle ground

Some sellers do their own marketing and viewings but engage a lawyer or agent just to handle the resale paperwork and negotiation on price once a serious buyer emerges — a reasonable middle ground if you're comfortable with the marketing side but want professional help closing.
