Sell first and you risk a housing gap between completion of your sale and moving into your next home. Buy first (while still owning your current flat) and you may face ABSD, tighter loan limits, and the challenge of servicing two properties' cash flow at once.

Common strategies

  • Align completion dates — negotiate your sale and purchase completion to land close together, minimising the gap.
  • Arrange interim housing (staying with family, a short-term rental) to bridge a gap of a few weeks to months if timelines don't align.
  • If buying an EC or private property before selling your HDB flat, understand the ABSD implications and whether you qualify for any remission upon selling your existing flat within the required window.
